Maintenance Request Triage
BetaMaintenance requests classified by urgency and trade, with life-safety issues (gas, fire, flooding, no heat, exposed wiring, unsecured units) always escalated to emergency by fixed rules.
How it works
Paste tenant maintenance requests (one per line) or upload an export, and optionally your own urgency rules. Each request gets a trade, an urgency, and a next step. Safety keywords force an emergency rating in code, even if the AI disagrees.

Limitations
- If anyone is in danger, tell them to call emergency services; this tool doesn't dispatch anyone.
- Safety detection is a fixed keyword list and can miss unusual wording; a person reviews the queue.
- Doesn't assign vendors or contact tenants.
